Varia Swiss Realtech Properties has expanded its Swiss portfolio with the acquisition of a logistics and industrial asset in the canton of Fribourg. This acquisition was an excellent opportunity to expand our Swiss portfolio and is the first milestone into the growing segment of logistics.
Asset Description
The asset is strategically located in Vuisternens-en-Ogoz, approximately 25km from the city center of Fribourg. Directly on the A12 motorway, both the economic areas Lausanne/Geneva as well as Bern can be reached within a short period. The building was renovated recently and is nearly fully occupied. This acquisition is part of the added value strategy and we will work on the optimization of the asset, its earnings and its value over the next 2 to 3 years.
The Logistic sector is a growing market. Online trading, urbanization and digitalization are trends which characterize the development of the logistic – industrial real estate market. E-commerce is expected to grow 15 – 20 % per year for the next 10 years (Euromonitor International). In addition, this segment is drawing investors attention as it offers interesting cash flows and yield and it is ideally suited for diversifying existing portfolios.
