Varia Swiss Realtech Properties (“Varia Swiss”) had the opportunity to acquire the former Giroflex (now part of the Flokk Group represented by Swiss Commercial Invest (“SCI”) to structure and execute this transaction.) production center in Koblenz (AG) next to the German border.
The asset will be relet by Varia Swiss as part of BEEZI, the chain of new generation industrial spaces it recently launched. Refurbishment will be swiftly conducted in order to enhance the building infrastructure as well as offer new features and amenities. This building is the third in the German-speaking part of Switzerland and is part of the strategic expansion of the company in the region.
The recently acquired building is the former production center of Giroflex AG. In 2017, Giroflex was acquired by the Norwegian company Flokk, a global leader in the furniture industry who decided to relocate the production to enhance synergies within the companies’ brands.
Ideally located next to the German border the building offers currently a lettable surface of 18’500 sqm, including logistics, production, and office spaces. It features 6 loading docks and ceiling heights with up to 13.5m.
Within the next few months, refurbishments will be carried out on the building to offer qualitative infrastructure to the future tenants and to make align it with the standard of the BEEZI chain recently launched by Varia Swiss. As such, the Koblenz building will feature offices, light industrial and logistics surfaces but also, in the BEEZI spirit, mutualized spaces such as a food hub, conference rooms, on-demand offices and relaxing areas.
This asset is the third one in the Swiss German part of Switzerland, reinforcing the presence of the company in the region, which is a key element in Varia Swiss’ strategy for the years to come.
